AB Council Approves Hotel, Condominium Plan
Site Location – Atlantic Beach Circle/The Grove
Tonight, with a packed house in attendance, the Atlantic Beach Town Council unanimously approved an updated Major Site Plan for the “The Grove” at the Atlantic Beach Circle. This plan includes, among other things:
- a multi-story hotel with 120 rooms, including parking
- a future mixed commercial and residential parcel
- a future condominium project

This exciting news is a part of an ongoing, dynamic transformation of the Atlantic Beach Circle into a vibrant community hub with commercial spaces, restaurants, single-family homes, condominiums and open spaces. Other projects within The Grove at the Atlantic Beach Circle include:
The Lookouts in The Grove
Along West Drive, this section will consist of both detached single-family dwellings and mixed use buildings with commercial space on the ground floor and two-story residential units situated above the commercial space. Features will include a swimming pool, a fire pit, bicycle racks and convenient access to commercial venues, marinas and the beach.
The ground floor commercial spaces will have around 450 square feet. The two-story residences situated above will have 2 bedrooms, 2 bathrooms, around 800 square feet and luxurious, high end finishes. A few details include porches with high ceilings, wood floors in multiple rooms, ceramic tile bathroom floors and much more. An extensive list of special features is available here. The commercial spaces were priced between $77,000 and $79,000. Prices for the 2 bedroom residences above ranged from just $221,000 to $232,000. Delightful floor plans include the Bodie Island, Hatteras, Cape Lookout, Currituck, and Ocracoke.
In addition to the mixed use structures, The Lookouts will feature 15 detached single-family residences. There will be six properties with 2 bedrooms, 2 bathrooms and about 1,000 square feet. Also, 9 properties will have 3 bedrooms, 3 bathrooms and approximately 1,200-1,300 square feet. These properties will have the same fine interior appointments noted above. Prices ranged from $249,000 to $305,000. Floor plans include, the Thimble Shoals, Old Baldy, Cape Charles, Oak Island, Lightkeeper, Charleston, Harbour Town and Georgetown.
Demand for these properties was exceptionally strong and each of them are now under contract.
The Bungalows at The Grove
The Bungalows at The Grove include eight innovative and charming bungalow style residences situated around a swimming pool. These properties generally have two bedrooms, two bathrooms, around 800 square feet, and quality interior appointments. Several have further custom finishes ordered by the buyers at the time of construction. Just a stone’s throw from the beach in the southeast portion of The Grove, each unit offered as new construction sold for between $212,000 and $245,000 throughout 2015 and early 2016. Unit #4 was offered as a resale for $315,000, but is no longer on the market.
The Grove Oceanside
The Grove Oceanside is situated just east of the oceanfront Crab’s Claw Restaurant, an established favorite offering eclectic cuisine. Once complete, the Grove Oceanside will consist of five multi-story, oceanfront homes with luxurious touches throughout. Three properties have already sold. 137 Atlantic Blvd. sold for $920,000 in May of 2014 and 133 Atlantic Blvd. sold for $900,000 in November of 2015. 131 Atlantic Blvd. sold for $900,000 in July of 2016. Two additional properties are now actively listed for sale. 135 Atlantic Blvd. is offered at $950,000 and 129 Atlantic Blvd. is now listed for sale at $1,100,000, reduced from $1,200,000.
Other Projects/Future Developments in The Grove
Several other residences were recently built near the northeast corner on East Bogue Blvd. at The Cottages at The Grove. This section is just east and outside the footprint of what most consider to be “The Circle.” This area has coastal style single-family residences with three to four bedrooms, between 1,200 and 2,400 square feet and expansive decking for fine outdoor living. Interior finishes vary, but common features include open floor plans, solid surface counters, stainless steel appliances and exquisite attention to detail.
One future project, The Grove Oceanside II, will consist of seven luxurious oceanfront homes on the southeast corner of The Grove, to the left of the Springfield Suites by Marriott. These properties will have the same luxurious finishes as the existing homes on the west side of Atlantic Boulevard.

Already Opened Restaurants
Two restaurants have already opened. The Idle Hour Biergarten at 121 Atlantic Boulevard offers bratwurst, sandwiches, soup and salad. There’s also bier by the glass, pint, stein and bottle as well as wine and cocktails.
Across the street there’s the Pescara Wood Oven Kitchen at 208 West Drive. It has delicious family style, coastal Italian cuisine.
